What does YPA do?

Tenant Selection

At YPA we have an extensive database of prospective tenants. However, if they do not suit a specific profile we will undertake an effective marketing campaign to attract the best tenant for your property. We respond quickly to any enquires about your properties and then we will meet with prospective tenants. We also conduct thorough reference checks. Throughout the tenant selection process we will keep you informed and we will consult with you to decide on the right tenant for your property.

Property Inspections

Routine inspections are conducted after a tenant takes possession of the property and are conducted every six months. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required.

A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the YPA Property Management Team will contact you to discuss items noted on the report.

Property Maintenance & Repairs

Should the need arise, YPA will obtain quotations from qualified and competent tradespeople to conduct any maintenance work on your property. YPA will keep you informed about the fees and progress of the work. Furthermore, YPA will closely monitor the work being conducted to ensure that it is completed in timely manner.

Rental Payments

At YPA we offer tenants several payment methods so that it easy for them to pay their rent on time. However, if our systems indicates that a payment is late we will contact the tenant immediately and ask for payment. For any rental collection issues, we will consult with you as there are several remedies that we can implement to rectify these types of issues.

Legal Compliance

At YPA, we have the systems and knowledge to ensure that we are compliant with legislation related to property management and tenancy. We will advise you on all legal matters related to your property.

Our staff attend regular training programs to ensure compliance with all laws relating to Property Management as required by Consumer Affairs Victoria and the Residential Tenancies Act.
