Being a control freak, and dealing with the purchase and sale of multiple properties around Christmas time, I knew I was in for a stressful time ahead. The only thing that kept me positive (and sane) was knowing that it was all in the hands of Bassam and the boys at YPA, Werribee. I really don't think it could have been in more capable hands.
Bassam was realistic and honest with me from the very start, and constantly touched base with me on what was happening, even if there were no updates. It made me feel like the sale of my home was at the forefront of his mind and that it wasn't something that was going to go to the back of the queue, as he listed new properties.
Bassam was extremely proactive and showed great initiative. He made suggestions as to how to alter the marketing campaign in order to get more people through my home, and even suggested ways in which to present my home in order to make it more appealing to potential buyers. It wasn't just a 'set and forget' thing with Bassam, he was hands on throughout the whole process.
Nothing I asked of Bassam was too much - even down to dealing with my boisterous German Shepherd in the backyard!
Bassam spent his one free day of the week showing people through my home and worked until 9pm Sunday night to finalise my sale!

Dear YPA,
Recently retired and preparing to venture into my country change, the decision to engage a local agent to sell my home was scary. Having previously sold a house in Sunbury, the experience had been terrible and gone on and on for months. I definitely did not want to go down that path again.
Right at the time I was ready to sell, a flyer appeared in my letter box from YPA offering a free market appraisal. I took advantage of that offer and met with Jae Doyle to discuss how his company would go about marketing my property and he explained to me the sealed bid method of selling that they favour.
I was very impressed with Jaes professionalism and decided on the spot that I would engage YPA to handle my sale. Right Choice of Agent
Dear YPA Sunbury,
When approached by YPA we were a little sceptical. We weren`t totally new to the sealed bid type of selling, having seen it work very well in the UK. However as it is pretty new to the Australian market we weren`t sure if the Aussies would take to it so we weren`t totally sold on the idea and were still aiming towards our first choice of real estate agents, the long standing, safe option.
We had already decided on our agent and were happy to go with them. However, we invited YPA in to our home to see what they had to offer, and boy they could sell.
Jae and Hayden sold their services to us. Jae and the team had already signed up two of our friends and still being a little undecided we opted to play it cautious and see how they went with theirs before we signed up to anything. Whoopee, one friend sold within ten days and the other about two and a half weeks. With that result we thought these guys are young, new and very enthusiastic.
The YPA team kept in contact with us, never hearing anything further from the other agents, therefore when we were ready to roll with it we gave YPA a call.
YPA gave us some sound advice and told us how it was which we liked because at the end of the day looking at the sale of your house through rose coloured glasses is not going to sell it.
They bombarded us with viewings, although it was hard work at the time, it was great and they were always keen to make sure everything worked for us too, having two small children and a dog. The constantly kept us up to date about how each viewing went and provided feedback from potential buyers and their comments on our home.
10 days later our house was sold at a great price, $25,000 more than the long standing safe option said we would achieve.

Today I would like to elaborate on Tim Sulemanis great service. I have been in contact with Tim for a few months now and from the very beginning he has stood out from all other real estate agents. I have previously dealt with other agents who fit in with the stereo type of a real estate agent. People think of real estate agents and automatically think they are all bad but Tim has changed that thought in my mind.
Buying a home is a big deal for anyone and Tim helped the process run smooth. Tim always contacted me when he had a new property in mind that would suit me or my friend. The property I have now purchased from him I would not have bought if he had not called me because he was yet to advertise it.
Tim has such great customer service skills and was always honest, straight to the point and did not play games. He always answered my questions and if he was not sure he would willingly find the answer for me. Tim also always went out of his way to organize viewings by working around my busy schedule.
Overall every time I have dealt with YPA all the staff have been friendly but I have had the pleasure of dealing with Tim. In future I will contact him again and will gladly refer him to others. I would gladly like to give my two rental properties to YPA to manage because of Tim's service, if I can get half the service Tim gave me I will be very happy.

ANOTHER HAPPY VENDOR & PURCHASER

In August of this year, we were fortunate to purchase our home through YPA Taylors Lakes. The service provided by both Kayla Ridolfi and Luke Albioli was - to say the least - exceptional. Our first glimpse of the house was at 10am on Saturday and we had it unconditionally purchased by 8pm that very night - thanks to some very open, honest mediating and straight forward dealing by the selling agents. To secure the deal, Luke and Kayla actually drove out to the CBD (where my wife and I were at a party) with contracts ready to sign. I remember asking Luke if he thought it a little strange that we were standing in the middle of King Street Melbourne, on a Saturday night signing contracts. He responded that he had a job to do and that he would go to any length to keep his vendor (and potential purchasers) happy. His only regret was that Essendon was playing that night â though he was content to watch the replay as allegiance to his clients was his number one priorityâ¦

We unfortunately had an unpleasant experience with a previous very well know agency. They managed to totally mess up the campaign and any chance at selling our property.
From the time YPA stepped in we were amazed at the professionalism, dedication and know how in the area of Taylors Lakes. After months of no results with the previous agent; the YPA sales staff sold our property in two weeks. With just a couple of viewings our home was sold.
Luke Albioli and Kayla Ridolfi were the two assigned Sales Agents they were so in tune with our requirements and that of their buyers. They totally exceeded our expectations in their approach and what they offered in terms of advertising and exposure. There was no need for a board or any unnecessary âfluffâ that other agencies claim to use as tools of the trade; just honest hard working Sales People doing their best at achieving a swift and good sale.
Another thing I have never seen before has been the YPA video image of our property on the YPA web page in various languages. It is a mock video made up of the propertyâs images with a voice over in a few different languages. I did manage to send that link to a few of our friends overseas. Great innovation!!

Kayla & Luke - to say the least - exceptional
In August of this year, we were fortunate to purchase our home through YPA Taylors Lakes. The service provided by both Kayla Ridolfi and Luke Albioli was - to say the least - exceptional. Our first glimpse of the house was at 10am on Saturday and we had it unconditionally purchased by 8pm that very night - thanks to some very open, honest mediating and straight forward dealing by the selling agents. To secure the deal, Luke and Kayla actually drove out to the CBD (where my wife and I were at a party) with contracts ready to sign. I remember asking Luke if he thought it a little strange that we were standing in the middle of King Street Melbourne, on a Saturday night signing contracts. He responded that he had a job to do and that he would go to any length to keep his vendor (and potential purchasers) happy. His only regret was that Essendon was playing that night â though he was content to watch the replay as allegiance to his clients was his number one priorityâ¦
Iâm pleased to say that this allegiance and commitment to clients lasted all the way to settlement whereby Kayla was in constant contact and made herself available for any questions we had. Bassam was exceptional
As fussy sellers my wife and I expected a Realtor to provide exceptional service and to be results driven. Bassam of YPA was recommended to us by two independent parties as the person to achieve the quick results we required.
Other competing agents were compared, based on cost, performance and the salesperson, with our key factor being sales performance, honesty and integrity.
We interviewed 4 local agents including Bassam of YPA, and felt he was honest and was not using smoke and mirrors to obtain our business. He considered our costs and unlike all others and decided not to advertise in the paper due to the paper closing down over the Christmas period. This was true and saved us a considerable amount of money and showed his own belief that he could sell the property based on existing seller lists, internet sites and window advertising.
We signed up YPA on the evening of 21 November 2011 and had our first opening on Saturday 3 December with the buyer signing on Tuesday 6 December and agreeing to a 45 day term for settlement. Christmas close fell in the middle of this short term but it was achieved.
The purchase price was within our agreed range and we are extremely happy.
The service and personal attention we received from Bassam was exceptional.
The YPA staff are truly a high-calibre team. Their knowledge of the local market, current sale trends, and working closely with their buyers is the key to our quick sale in a down turning market.
We moved out and into our new home on the same day and avoided bridging finance.

Kayla Ridolfi was put in charge of selling our residence in Hillside in late November 2011 and after her first weekend viewing advised us that we had an interested party but the offer was well below what we wanted.
